Emma specialises in banking and real estate finance, advising banks and financial institutions on a broad range of secured lending matters across Northern Ireland and England and Wales.

Emma has extensive experience advising on the secured lending aspects of corporate and property transactions, with a particular focus on dual-jurisdiction corporate acquisitions, diverse financial structures, complex group transactions and development sites.

She also advises banks on reviews of security, security enforcement strategies and the restructuring of debt in respect of both corporate and personal borrowers and assets across both jurisdictions, including advising on enforcement options pre-insolvency, placing companies in Administration and appointing Fixed Charge Receivers.

Emma acts regularly for market-leading lenders including THFC, HSBC, Santander, Danske, Barclays, AIB, Bank of Ireland, Ulster Bank and NatWest. She carries out due diligence exercises and prepares legal opinions for UK institutions in relation to complex transactions and provides regular advice and training to banking clients' in-house legal, securities and commercial lending teams.

Emma also advises on a wide range of investment and corporate/commercial work, including management buyouts and buy-ins, company financing, corporate restructuring and shareholder issues across a wide range of sectors for SME clients, developers and charities.

  • Acting on behalf of a local bank in connection with the Northern Irish component of a high-value and structurally complex project finance enterprise for the building and development of residential and care homes, with a transaction value of €24,000,000.
  • Acting for a Dublin and Belfast based bank in relation to a $65 million facility to a local Housing Association facilitating shared ownership housing, involving drafting and negotiating a complex facility agreement, suite of security and inter-creditor deed.
  • Acting for a global bank in relation to large-scale funding of the acquisition of significant portfolios of agricultural land in Northern Ireland and England.
  • Acting for a local bank in a portfolio of acquisitions of Biogas sites in Northern Ireland and England.
  • Acting for a local bank in funding a management buyout of a high-profile bar and club portfolio in Belfast.
  • Acting for a local bank in a portfolio of acquisitions of Wind Farms in Northern Ireland and England.
