Working closely with our construction, corporate, tax and real estate teams, we're able to offer clients comprehensive real estate finance expertise, specifically for their market requirements.
We advise major banks, institutional lenders, investment funds and partnerships on secured and unsecured real estate finance matters.
Our expertise includes commercial and residential portfolio (investment and development) financing, syndicated and bi-lateral funding, tax-efficient structures and fund raising and developing precedent loan documentation.
Experience
- Commercial development - acting for the owner and operator of a national chain of children's nurseries. The property portfolio (c.20 properties) was held via a Jersey trust arrangement and was being funded via a £40 million term loan facility from a UK clearing bank. Given the number of properties (and related due diligence) and off shore structure, the transaction involved a number of complex issues.
- Residential development - acting for an overseas bank as primary lender on a development facility for £200m of a property based in Mayfair which has been redeveloped for a luxury hotel and 80 apartments. We reviewed the property and construction elements of the transaction, approved the standard sale documentation and also negotiated the relevant facility agreement and security package.
- Investment facilities - acting in relation to the £70m refinance of a portfolio of 100 care home and similar properties with a major international bank including undertaking due diligence and dealing with key transaction elements.
- Social housing - acting on the £250+ million regeneration of run down 1960s housing estate in Tower Hamlets to provide up to 1,575 units and commercial space. Includes negotiation of a major development agreement with the GLA and London Borough Tower Hamlets and negotiating ancillary documentation. We have also been appointed to act on the property aspects of the funding for the project.
- Hotels - advising a major Indian bank in connection with a £200m syndicated development facility funding a mixed-use site in central Mayfair comprising high-end residential flats and a Mandarin Oriental hotel.
