She is experienced with dealing with secured lending and real estate finance across sectors including educational, care homes, retail, industrial and office premises. Saiema is always highly diligent on her transactions and aims to ensure that the transactions she deals with are completed efficiently and effectively for her lender clients.
Saiema has established an excellent relationship with mainstream lenders through which she has developed a strong reputation for her knowledge skill in the lending field.
Saiema has extensive experience in dealing with distressed Property sales acting for Receiver and Administrator clients. This experience has helped Saiema to understand how to build a robust lending transaction which would allow the lender to enforce its security if necessary.

Experience
- Leading a large property portfolio refinance which included undertaking extensive property due diligence. Taking instructions from the client throughout the transaction and providing guidance on potential risks associated with property defects.Following the due diligence, providing a detailed Report on Title to the lender.
- Acting for a mainstream lender in relation to a refinance of an industrial site which was subject to complex and onerous overage provisions. This included reporting to the lender and the valuer on the terms of the overage and the potential implications on the lender in respect of the outstanding overage payment. Saiema was successful in making contact with the beneficiary of the overage and negotiating a release of the overage provisions to allow the lender to proceed with the transaction.
- Dealing with a complex refinance of agricultural land which included various property titles, whole and in part. Extensive advice was provided to the client in respect of access issues where security was to be taken over parts. Following guidance to the client, Saiema liaised with the lender’s legal team to make bespoke amendments to the standard form security documents to include the relevant covenants relating to the grant of easements on a future disposal.
- Acting for joint Administrators on a complex sale of distressed property. Saiema drafted a bespoke Sale Agreement with provisions to make completion conditional upon the prospective purchaser obtaining planning consent for the development.
