We have one of the largest and most experienced commercial landlord and tenant teams in the UK. It operates across all UK jurisdictions providing a consistent service no matter where our clients operate.
We act for institutional and private investors, property companies and all manner of occupiers. Most market sectors are represented on our client list including retail, leisure, corporate occupiers, offices and industrial warehousing and distribution.
We advise on acquisitions, disposals and renewals as well as on all aspects of asset management and tenant disputes. We recognise that the ability to advise on complex and diverse issues such as Stamp Duty Land Tax, dilapidations and break clauses are key to a truly expert and national commercial landlord and tenant team.
Commercial landlord and tenant can seem a complex and baffling area of law. Our aim is to provide clarity and a clear decision making path for our clients. Many of the documents we produce are drafted in plain English and reporting is concise and focused on what's important. We have strong links with letting agents and other consultants advising our clients and a strong UK-wide reputation across the sector.
Experience
- We acted for one of the country’s leading digital lenders, in acquiring a new flagship office in a prominent quayside location in Southampton. The 10,000 sq ft premises is home to 150 employees and is the bank’s first expansion out of London. The deal with Associated British Ports involved: two agreements for lease conditional on landlord’s works; three leases; three licences for tenant’s fit out works and a tenant’s right of pre-emption for expansion space.
- Advised in relation to a leading UK retail bank's estate in England & Wales, including a number of sub-lettings and surrenders of surplus space, thereby allowing the bank to offset its property holding costs.
- Advising on the sale and leaseback transactions of our client's global HQ premises in Bristol. We also advised on the sale of their 1.3m sq ft / 48.5 acre factory site with leaseback of a 200,000 sq ft Regional Distribution Centre.
- Advising on exit arrangements relating to a Global FMCG company's former European Headquarters in West London, including lease termination and dilapidations claims and various lettings and estate management matters relating to offices in Cheltenham.
