Introducing The Balancing Act: Three takeaways from our opening conversation

Regeneration is full of ambition, but what it often lacks is space for honest reflection amongst those who are most involved.

That’s why The Balancing Act exists. This podcast series isn’t about showcasing best practice case studies or offering neat solutions. It’s about digging into what it really takes to deliver regeneration today – the pressures, the trade-offs and the decisions that shape outcomes on the ground.

The launch episode, featuring Nicola Mathers, Chief Executive of Future of London, sets the tone for the series by naming the challenges many across the sector recognise but don’t always say out loud.

Three takeaways from the conversation

1. The crisis is real - and increasingly normalised

Housing delivery is falling dramatically short, and the consequences are being felt most acutely by families and children. The issue of temporary accommodation shows a system under real strain.

Nicola puts it plainly:

“One child in every classroom being homeless… I don’t think it’s been tackled as a crisis.”

This isn’t just a statistic – it’s a reminder that regeneration decisions have direct human consequences. If those impacts aren’t front and centre, delivery risks drifting even further from need.

2. Expectations of regeneration have grown faster than the system

Regeneration today is expected to deliver homes, economic growth, social value, health outcomes and climate resilience - often all at once. But the funding models, viability tests and delivery frameworks underpinning schemes haven’t kept pace with those expectations.

One of the strongest themes in the episode is the lack of agreement across the sector about what can flex and what cannot. Without that shared understanding, projects become much harder to progress.

This tension really showcases the tough balancing act: ambition continues to rise, while the system struggles to adapt.

3. New ways of working aren't optional anymore

The episode doesn’t offer a silver bullet. Instead, it makes a clear call for change in how regeneration partners work together.

Partnership, collaboration and openness are becoming essential conditions for delivery. That means greater honesty about risk, clearer alignment on objectives and a willingness to move away from entrenched public versus private thinking.

This first conversation sets the direction for the series. The Balancing Act is about creating space for the difficult conversations the sector needs if regeneration is to move from aspiration to delivery - and if future episodes are anything to go by, those conversations are only just beginning.
