Commercial construction projects

We advise a wide variety of clients across a range of projects including retail, healthcare, offices, business parks, distribution & manufacturing facilities and hotels, and can help you bring your project to fruition.
We combine national reach with local knowledge, extensive experience and market connections to support developers, investors, funders, public authorities and others in the UK real estate sector to assist in contract procurement. From drafting and negotiation to dispute resolution, we ensure efficient and effective outcomes to protect your interests throughout.
We keep up-to-date with the trends driving commercial construction projects from Modern Methods of Construction (MMC) including modular construction to the demand for green buildings which utilise low carbon materials / solutions and are powered by renewable energy, and upcycling to reduce embodied carbon in retrofits.
We're experienced in representing parties at all levels of the contractual chain, including employers, professional consultants and contractors, and we understand how to optimise a client's position in the preparation and negotiation of robust contracts. We are thoroughly versed in appropriate risk allocation and will highlight areas of concern and suggest practical ways of mitigating risk in easy to understand ways. We’re also well versed in market standard forms of contracts.
Experience
- Advising a leading construction and property services client in the development of a high profile multi storey office asset in Glasgow city centre. The asset will host several high profile tenants. We negotiated a full suite of construction documentation for this project and our role included negotiating with all tenants of the asset.
- Advising a UK based national retailer in relation to the construction aspects of the purchase and development of various retail and depot sites throughout the UK.
- Advising the UK’s leading investor in healthcare properties in the purchase and re-development of various properties throughout the UK.
- Advising a global hospitality investor in the purchase and refurbishment of a hotel site in London. An insolvent contactor undertook building works to the shell and core build, which led to drafting peculiarities around which parties would take responsibility for the shell and core works, TLT advised on the resolution of these issues.
